I've just helped one of my clients purchase in this new development and I felt it was one of those rare opportunities that was worth sharing with you all.

An opportunity to purchase an absolute waterfront property with direct access to Moreton Bay, is the type of thing that doesn't come across your desk every day.  My client purchased for investment purposes, seeing the huge potential in capital growth from this lifestyle property. However this would definitely work for an owner occupier as well. In fact over 90% of sales have been to people intending to reside in their new home.
 
 
This is one of the last remaining opportunities to buy a waterfront home on the northern end of the Gold Coast.  Most of the earlier estates have been built out and few opportunities remain.  Cast your mind back and imagine Hope Island or Sanctuary Cove 20 years ago, this is the amazing opportunity that presents itself now.  These are large lots too!  Most homes will sit on well above 600sqm of land.

The location, Jacobs Well, sits approximately halfway between Brisbane and the Gold Coast.  There is plenty of infrastructure close by already, but this will continue to improve as the estate matures and additional shopping and amenities are added.  All of your day to day needs from shopping, schooling and transport corridors are all within 15 minutes.
The location is about 45-50 minutes to Brisbane/Gold Coast.  Travel times however are expected to decrease significantly in the near future.  The reason for this is that there is a substantial new infrastructure project already underway.  The QLD government, in conjunction with the Federal government, has just commenced works on the $1.5B Coomera Connector which will run closer to this estate and essentially link the Pacific Motorway with the Logan motorway.  This will effectively duplicate the M1, but the main point is that it will cut 10-15 minutes off the trip into Brisbane.  A huge boom once this project is complete.  https://www.tmr.qld.gov.au/projects/coomera-connector



So far the new estate is only around 25 percent through its releases.  What this means is the chance to get in extremely early.  Being early provides a great opportunity to benefit from future incremental stage price growth in addition to any capital growth.
